Looking at a 12-unit property in downtown Orlando today. $1.7 million asking price, and literally a short bike ride or even a walk into the heart of downtown. But you know one of the first things I look at when I'm checking out a multifamily property? The trash. Seriously. How the tenants treat the dumpster area—and how the owner handles trash removal—can tell you a LOT about how a property is being managed. Is it clean? Is stuff piled everywhere? Is there enough capacity? Does it look like anyone actually cares? It's obviously not the whole story, but after doing this for a couple decades, I've learned that sometimes the little things tell you where to start looking for the bigger things.
